In real estate, “buying” and “moving in” are two very different dates.

  • Pre-Selling: You buy now, you get keys in 2028.
  • Private Sale: You buy now, you get keys when the seller finally kicks out their cousin and clears the title (3-6 months).

The Auction Speed Lane

The “Key” Timeline:

  1. Auction Day: You win the bid.
  2. Day 1-15: You submit the full down payment (or cash price) and sign the Contract to Sell (CTS).
  3. Day 16-30: The bank processes the clearance.
  4. Day 30-45: Possession Turnover.

Why It’s Faster

The house is already empty. The bank wants it off their books. They aren’t emotionally attached to the house. They have a department whose only KPI is “Turnover Speed.” If you need a house now, not next year, the auction block is your only real option.
